The roof usually wears out before the panels do
That leaves three common calls: a leak at a mount, a re-roof that has to happen with an array in the way, or tile cracked by foot traffic on the way to the panels. Each one needs the panels handled carefully, because the racking and wiring have to go back exactly as they were.

Three ways we work around an array
Solar detach and reset for re-roofs
If the roof is near the end of its life, replace it while the panels are off; resetting on a tired roof means paying for another removal soon. We photograph and label the layout, remove panels and racking, store them safely, replace the roof, then install new flashed standoffs and reset the rails to the original layout. Racking that's rusted or discontinued is flagged before the roof comes off, so replacement parts can be ordered in time and the array isn't left down waiting on hardware.

Roof repair under existing panels
Sometimes only a section under the array needs work: cracked tiles, a failed valley, a soft spot. We lift only the panels above it, check rail and wiring clearance, make the repair and set them back. It is the cheaper route when the rest of the roof still has years left. We also clear leaves and debris that collect under the panels, since that buildup holds moisture against the roof and blocks drainage at the lower edge of the array.

Mount and flashing leak repair
A drip that lines up with a row of panels usually starts at a mount. Mounts that rely on sealant alone around the lag bolt fail once it dries out in the sun. We lift the panel, pull the standoff, repair soft decking and install a flashed mount that doesn't depend on caulk. On tile roofs the fix is often a replacement flashing tile or hook, since sealant alone can't keep water out where the mount passes through the underlayment.
