New asphalt shingle roofs for Los Angeles homes, built to code

A shingle roof lasts as long as its details: nailing, underlayment, ventilation and the flashings around every penetration. We tear off, repair the deck and build the new roof to LA fire and cool-roof rules.

Quick answer

Asphalt shingle roof installation in Los Angeles runs about $7-$12 per sq ft installed in published local ranges, roughly $10,000-$16,000 for a typical home. We tear off, repair the deck, lay new underlayment and flashings, and install Class A shingles with cool-roof ratings where the code calls for them.

What goes into it

A shingle roof is a system, not a color choice

The shingles are the part you see. Beneath them sit the deck, the underlayment, a membrane at valleys and penetrations, drip edge at the eaves, starter strips, and flashing at every wall, chimney and vent. When a shingle roof fails early, it's usually one of those layers, not the shingle.

Before we quote, we walk the roof and the attic, count the existing layers and check the deck. Code generally allows one overlay, but a tear-off lets the deck be seen and fixed. If soft decking or dry rot turns up, it's priced per sheet in the scope.

What moves the price of a new shingle roof in LA

Published LA ranges put shingle replacement at $7-$12 per sq ft installed, with an LA average of about $8.50 per sq ft.

  • Layers to remove

    Tear-off and haul-away alone commonly run $1,000-$3,000.

  • Deck repairs

Soft or delaminated sheathing is replaced by the sheet.

  • Roof shape

Valleys, hips and dormers take more cutting and flashing.

  • Penetrations

Flashing and accessory work runs $150-$1,000 depending on penetrations.

  • Fire-zone assembly

Fire-rated assemblies add about $1-$5 per sq ft.

Shingle is the budget choice, not the only one. Concrete tile and standing seam metal cost more and last longer.

What we build a shingle roof with

Architectural shingles

Architectural, or dimensional, shingles are thick laminated shingles that give the roof depth and resist wind far better than old flat three-tab. They are the standard on most homes we roof, in lines from makers such as GAF, Owens Corning, CertainTeed and Malarkey. We follow the manufacturer's nailing pattern exactly, because nails set too high are a common reason shingles blow off. They also hide small deck irregularities better than flat shingles, and most carry stronger wind ratings when they're installed with the full nailing pattern and starter strips.

Cool-roof rated shingles

When a replacement covers more than half of a home's roof, Los Angeles requires a cool-roof rated product. Cool-roof shingles use reflective granules that keep the surface cooler without looking white, in the grays, tans and browns people expect. We confirm the rating before the order goes in. The rating sheet goes to the inspector at the final, so it isn't a guess on the day. If you prefer a darker color, we'll show you the rated options in that range before anything is ordered.

Ridge cap and starter systems

Starter strips at the eaves and rakes seal the first course so wind can't get under it, and ridge caps close the top over the ridge vent. Both match the shingle system; cut three-tab pieces in their place are a shortcut that fails early in Santa Ana winds. We also run starter along the rakes, not just the eaves, since gable edges catch wind from the side. Ridge caps get the same nailing care as the field, because a loose cap is the first piece to go.

Roofing in Los Angeles

Los Angeles re-roofs need shingles with fire, wind and cool-roof reflectivity ratings, and the permit is pulled by the contractor, not the homeowner. LADBS roofing permits typically run $250-$1,200, with a standard residential replacement about $370, and that fee sits in our written scope. We book the final inspection ourselves so the permit closes cleanly, and we keep the product rating sheets on file for the inspector.

Timeline

How long a shingle re-roof takes

A typical 2,000 square foot shingle replacement takes one to three days once work starts. Tear-off and dry-in happen together, so the house is covered every night.

Deck repairs, a second layer to remove or a steep hillside roof add time, and the permit and final inspection sit on either side of the work.
