The replacement

What a full replacement involves

Full tear-off replacement

Everything comes off down to the deck: shingles or tile, old underlayment, flashing and nails. It is the only way to see the deck, and the only choice once a roof carries two layers. We tear off and dry in the same day, so the house is never open overnight, and haul every piece away. It also lets us find old penetrations, abandoned vents and patched holes that were buried under layers, and close them properly instead of roofing over them again.

Tear-off shows what the old roof hid: delaminated plywood, rotted planks at the eaves, sagging between rafters. We replace damaged sheathing sheet by sheet at the price in the scope, and add new sheathing over old spaced boards where a shingle roof needs a solid deck. If the attic shows daylight between old boards, we'll price solid sheathing across the whole roof, since modern underlayment and nailing patterns need a continuous deck to perform the way they're rated to.

We book the inspections, keep the product approval and cool-roof rating sheets for the inspector, and hand you the signed-off permit at the end, which matters when you sell.
